John Airey
Senior Advisor, Hospitality, Branded Residences, and Destination Development
UK ~ KSA ~ UAE ~ Europe ~ Indian Ocean
John is a senior hospitality and development executive with more than three decades of experience leading hotel, resort, and mixed-use development across the GCC, Europe, and international markets. His work sits at the intersection of hospitality strategy, feasibility, master-planning integration, and centralised operations — ensuring destinations perform both commercially and technically.
He has significant experience structuring hotel and branded-residence platforms, aligning operator requirements, guest experience, BOH systems, logistics flows, staff accommodation, and shared services with land strategy and development phasing. His approach consistently connects master plans, financial models, and real operating needs.
At Plandome Group, John supports clients with hospitality strategy, development briefs, operator engagement frameworks, BOH and logistics planning, and cross-portfolio governance. He is particularly focused on integrating hotels, branded residences, and shared services into complex master plans to ensure projects remain viable, buildable, and operationally resilient.
Previously, John held senior leadership roles within a major Saudi giga-project, leading hospitality and branded-residence strategy across multiple districts. He served as a Public Investment Fund–appointed board member for operator selection and commercial governance and was a founding board member for centralised procurement and shared services. His remit included staff villages, logistics hubs, laundry facilities, waste systems, mobility planning, and district-wide BOH integration.
Earlier in his career, John held executive development positions in Abu Dhabi and Dubai, working across waterfront destinations, resort projects, and branded residences. His responsibilities included feasibility analysis, operator evaluation, design coordination, and integration of hospitality assets into sophisticated mixed-use environments across the UAE, Sri Lanka, Morocco, and the United Kingdom.
John began his career in national consultancy and technical services, working across complex facilities, public-sector environments, and multi-site portfolios. His work included valuations, refurbishment planning, compliance, and operational improvement, with exposure to healthcare and specialist settings where safety, continuity, and user experience were critical. This grounding provided a disciplined, people-centered foundation that continues to shape his approach to hotel and mixed-use development.
John is a Member of the Royal Institution of Chartered Surveyors, with degree-level qualifications in real estate and surveying.
