Joseph Barnes is a senior advisor specializing in the intersection of planning, design, and strategic delivery for large-scale, concept-driven real estate and community development projects. His career spans more than 30 years and includes work on new towns, cultural destinations, luxury resorts, and conservation-oriented communities across the United States and the Middle East.
At Plandome Group, Joseph helps lead complex initiatives from vision through execution. His advisory role focuses on aligning design intent with business strategy, guiding teams through program development, design brief creation, stakeholder alignment, and phased implementation. His project portfolio includes work on Celebration (FL), I’On Village (SC), East Beach (VA), Bundoran Farm (VA), Nexton (SC), Summers Corner (SC), and international efforts such as Qiddiya and Trojena in Saudi Arabia.
A licensed architect with an MBA, Joseph brings both creative leadership and business acumen. He is the founder of Barnes Design & Development Management and author of The Barnes Perspective, a series of writings on design management, community-making, and development strategy.
